A Palatial Haven with a Vintage Charm

Every space has a story to tell, and some stories resonate with the weight of time.

This home, located in Sector 72, Noida, stands apart from the rest of the built scape with its palatial French exteriors. The entire property is designed to be open and accessible from all sides, with two entrances at the front providing convenience and flexibility.

The design narrative unfolds across multiple levels, offering a journey of discovery and delight. The aim was to craft a space that embodies the grandeur of a palace while offering unparalleled opportunities for rest and rejuvenation. The design concept translated the grandeur of its French-inspired elevation into every facet of the interiors. From the moment one steps through the threshold, each room beckons with palatial volumes, elevated ceilings, and a sense of regal majesty seldom found within modern constraints.

Built on a plot of land that resonates with the soul of six decades, this project is a story woven with time. Black and white forms the base of this 12000 Sq Ft home where pops of gold emerge like unearthed treasures, adding a modern twist.

This home has three levels and features a grand entrance leading to a formal living area, a dedicated dining space, and a well-equipped kitchen. The basement offers a versatile entertainment zone with a home theatre, gym, and spa, while the bedrooms and bathrooms are spread across the upper floors, catering to family, guests, and staff.  Dedicated areas for relaxation, like balconies and gathering spaces, and a swimming pool are dotted across various levels. Levels were introduced to combat visual monotony, while carefully curated elements such as fluted partitions and bespoke moulding details imbue the space with a sense of refined sophistication.

On the first floor, a library adjacent to the kitchenette caters to the client’s passion for reading. Meanwhile, the master bedroom contrasts the property’s light-toned palette, boasting dark hues and a scarlet red detail that adds sophistication. The highlight of this space is the 22-foot walk-in closet, providing ample storage and a luxurious feel. The son’s bedroom takes inspiration from the cosmos, offering an astronomy-based design that sparks curiosity and wonder.

On the second floor, dedicated primarily to the parents’ comfort, a guest room awaits along with a thoughtful addition—a small kitchen situated conveniently nearby. Rattan accents infuse this zone with a cosy and inviting atmosphere, creating a warm and welcoming environment. Darker tiles have been selected for the flooring to enhance safety and prevent skidding, ensuring secure movement for the parents. This precautionary measure adds practicality and contributes to the space’s overall aesthetic.

Recognising the sociable nature of the grandparents, a snug and intimate guest space has been included on this floor. Several bar units have been thoughtfully integrated throughout the home to cater to the father and son’s occasional enjoyment of drinks. From the ground-floor dining space to the first-floor master bedroom, these stylish additions offer cosy nooks within the home to enjoy conversations over a drink or two.

Every space is crafted to serve both practical needs and aesthetics. From the basement’s state-of-the-art home theatre and gym to the second floor’s luxurious swimming pool, each area invites residents to indulge in life’s finer pleasures.

The meticulously designed railings for the balconies, fashioned through numerous iterations and physical samples, were crafted from GRC to capture the distinct curves of the design perfectly. Innovative materials are used instead of cement mortar to create a water-proof and heat-proof terrace. Waterproofing measures and VRV air control systems ensured the family could enjoy their retreat peacefully.

This home transcends the notion of a traditional home—it is a retreat haven where relaxation and enjoyment reign supreme. From lazy afternoons lounging by the pool to cosy evenings gathered on the balcony, every moment is an opportunity to savour life’s little pleasures and create cherished memories for years.

Founded by Kuntal Vyas Aggrawal in 2011, our firm is headquartered in Noida, with projects all over India and Nepal. At Resaiki, we focus on the energy produced by a space. We emphasize meticulous research on several design aspects for any project to make the space functional, positive and energized—from the choice of colours on each surface to the spatial planning. Resaiki aims to design functional projects, attract positive energy and speak to the soul; hence, Vaastu is an important aspect of our design process. We strive to create holistic spaces that speak to its inhabitants in every form while enhancing their spiritual experience.

Under the leadership of CEO Nikhil Aggarwal and Kuntal, we have garnered several accolades and established expertise in residential, commercial and institutional sectors. Over the years, we have also worked with reputed brands such as TATA Housing, Samsung, Looks Salon, Aditya, Migsun, RISE, INIFD, VLCC, Magic Bricks, Amway, and Sapphire International School to create designs synonymous with the brands’ identities and represent the firm’s design ethos. Our firm endeavours to make sustainable design more accessible in tier 2 cities. Currently, we are designing and executing the DY Patil hospital in Pune, a 38,000-square-foot medical facility with spiritual healing as its core design value. Our work has been recognised on various design platforms like Architect and Interiors India, MGS Architecture, and Society Interiors, reinforcing our presence. Additionally, Kuntal’s insights and opinions have mainly been covered by publications like Business Standard, Outlook and The Tribune.
